The existing building is constructed in load bearing masonry perimeter walls and timber internal walls and floors. The perimeter masonry walls were underpinned so a new living space could be created in the basement. A new steel frame and concrete strip footing was provided below the existing spine wall to accommodate the additional load of the new loft space. Due to change of usage and an additional storey we recognised that there would be an increased risk to the occupants should a structural failure occur. We assessed that by connecting the timber floors to the masonry walls with structural ties we could make the building more robust and eliminate the risk of possible failure.
